Bells Pocket, in partnership With CFMG Capital, is Kingsmede’s newest residential project – a 720-lot, nature-integrated community in Bellmere, located just an hour north of Brisbane within the fast-growing Waraba Priority Development Area (PDA).
Why We Chose Bellmere
We see Bellmere as a place of opportunity — not just for growth, but for purposeful development. With rising housing demand across Queensland, we deliberately sought out a site that offered more than just scale. Bells Pocket allows us to deliver a legacy project: one that balances housing supply, environmental protection, and long-term liveability.
What attracted us to Bellmere was:
- Its location within the Greater Brisbane Urban Area — close enough to the city, but rich in open space and natural surrounds.
- Inclusion in the Waraba PDA, a state-backed growth corridor with over $16 million in infrastructure fundingalready committed.
- Strong alignment with our values: thoughtful design, environmental stewardship, and high-quality delivery.
Our Plan for Bells Pocket
We’re not simply building lots — we’re building a community. Bells Pocket will be delivered over four key stages, starting in 2026, with settlements forecast to begin in early 2027.
Our approach is different:
- Preservation-first: 75% of the land is being retained to maintain the existing landscape and native habitat.
- Community-focused: Every stage includes walkable access to forest groves and parks, with strong visual connections to green space.
- Quality-led: We are intentionally avoiding high-density yield models. Instead, we’re investing in a quality-of-life-driven outcome that ensures long-term appeal for residents and stakeholders alike.
Bells Pocket reflects our belief that residential development can be both economically strong and socially meaningful.
